RNS Homes — Website Terms & Service Information

Last updated: 6 October 2026

1. Scope and status of this page

This page explains how RNS Homes Ltd operates and the standard basis on which we provide our services to landlords, local authorities, councils and other public-sector or housing partners.

This page is provided for general information and enquiries only. It is not an offer capable of acceptance, a quotation, or a contract.

Each landlord, council or partner engagement is governed by the individual written agreement signed by the relevant parties. If anything on this page conflicts with a signed agreement, the signed agreement takes precedence. The rent offered, contract term, services, obligations and any other arrangement are agreed in writing in each individual case and depend on the property and circumstances concerned.

3. Our services

3.1 Guaranteed rent for landlords

Subject to the property and the written agreement, we may offer landlords:

The rent offered, payment arrangements, term and other conditions will be confirmed in the individual written agreement. Nothing on this page is a quotation or guarantee of the amount that may be offered for a particular property.

3.2 Property management

As part of our guaranteed rent and management service, we may provide:

There is no management fee charged to the landlord for the guaranteed rent and property management service described on this page. The rent we offer is the amount the landlord receives, subject to the terms of the signed agreement.

We do not present hidden charges. If any separate fee, cost or charge applies to a particular arrangement, it will be explained and confirmed in writing before the relevant person commits to it.

3.3 Property condition

Subject to the individual written agreement, we guarantee the condition of the property on return in accordance with the condition and handover requirements set out in that agreement.

3.4 Social housing solutions

We work with local councils and public-sector organisations across London to provide quality social housing solutions.

Our services may include:

The precise services, standards, reporting arrangements, payment provisions and responsibilities of each party will be set out in the relevant written agreement.

4. Term and termination

Agreements may run for a fixed term of up to 5 years, as set out in the signed agreement.

End-of-term options, termination rights, notice requirements and any early termination arrangements are governed by the relevant signed agreement. Any handover or return of the property is subject to the property being returned in the condition and by the date required by that agreement.

Nothing on this page changes or overrides the termination or notice provisions in an individual written agreement.

5. Landlord responsibilities

A landlord engaging with RNS Homes is responsible for ensuring that:

  1. They own the property or are properly authorised to let it.
  2. They have obtained all necessary consents and permissions, including any required consent from:
    • a freeholder or superior landlord;
    • a mortgage lender;
    • an insurer; and
    • any other person or organisation whose consent is required.
  3. The property complies with all applicable laws and regulations, including requirements relating to:
    • gas safety;
    • electrical safety and the electrical installation condition report (EICR);
    • energy performance and the energy performance certificate (EPC);
    • smoke alarms;
    • carbon monoxide alarms; and
    • property licensing and HMO requirements in the relevant borough.
  4. They provide accurate, complete and up-to-date information about the property.
  5. They tell us about any restrictions, covenants, conditions or other matters affecting the property or its use.
  6. They allow reasonable access for repairs, inspections, maintenance and statutory safety checks.
  7. They maintain appropriate landlord and property insurance.
  8. They keep us informed of any relevant changes affecting the property, their authority to let it, or the consents and insurance arrangements applying to it.

The specific responsibilities of the landlord will be set out in the relevant written agreement. A landlord remains responsible for matters that the signed agreement places on them.

6. Council and public-sector partner responsibilities

A council or public-sector partner engaging with RNS Homes is responsible for:

  1. Nominating and referring tenants or placements in accordance with the agreed process.

The rent offered is the amount the landlord receives, subject to the signed agreement. Any separate fee, cost or charge that applies to a particular service or arrangement will be confirmed in writing before the relevant person commits to it.

Payment amounts, payment dates, deductions, adjustments and other financial arrangements are governed by the relevant written agreement.

8. Complaints

To the extent permitted by law, liability arising under or in connection with an individual written agreement is limited to losses that are a foreseeable result of a breach of that agreement.

An event outside our reasonable control may include circumstances such as severe weather, natural disaster, fire, flood, epidemic, interruption to utilities or communications, industrial action, government action, civil disorder or failure of third-party services.

Where such an event affects the provision of services, we will take reasonable steps to reduce its impact and will communicate with the relevant landlord, council or partner where appropriate.
